The community sits right off Highway 17 Bypass, one of the Grand Strand’s primary north-south arteries. That single fact shapes everything about daily life here. Getting in and out is genuinely easy. Getting anywhere on the Grand Strand stays manageable — even on a Tuesday in August, which on the South Carolina coast is saying something.

Every home in Woodlake Village is single-story. No stairs, no second-floor master suite, no elevator conversation. The community was designed for active adults from day one — single-level living is built into every floor plan.

Vinyl and brick exteriors with pitched roofs keep maintenance genuinely low. Many original owners have upgraded significantly over the decades: gas fireplaces are common, Florida rooms show up on a large percentage of listings, and screened porches appear throughout. Lot views vary — some homes back to the Indian Wells Golf Course for open views, others to dense wooded areas for privacy, and a handful overlook small lakes or ponds.

The vibe is laid-back with real amenities. This isn’t a resort with a cruise director and a $400/month HOA. It’s a genuine neighborhood where people chose coastal Carolina, take pride in their homes, and welcome newcomers within the first week.

Mostly retirees or snowbirds? Both — and that’s a genuinely nice balance. Full-time residents keep the social calendar active year-round. Snowbirds add energy in fall and winter. The community doesn’t empty out in summer the way purely seasonal destinations do.

The HOA fee runs approximately $43/month (~$516/year). That number is remarkable for what it delivers. Verify the current fee directly with the HOA before closing.

The fee covers general maintenance of community grounds and common areas, trash pickup, street upkeep, and operations of the clubhouse and amenity facilities. Individual homeowners handle their own lawn care, exterior maintenance, and utilities.

HOA Financial Health — Ask These Questions First.

Always request the HOA’s most recent reserve study and financials during due diligence. Woodlake Village’s low fee structure means reserves may be lean — and in a community built in the late 1980s, that deserves a real look. Request the last five years of meeting minutes to see if any special assessments are on the horizon.

Property Taxes — This Is Where It Gets Interesting.

Most Woodlake Village addresses fall in Georgetown County, which generally carries lower millage rates than Horry County. That’s a real financial advantage for buyers in the southern Grand Strand.

Woodlake Village is served by natural gas — a meaningful advantage. Gas fireplaces are common in updated homes. Residents in the 1,500–1,800 sq ft range typically report monthly utility costs of $150–$250, higher during peak summer cooling months.

Woodlake Village’s position right off Highway 17 Bypass is one of its strongest practical advantages. Three major arteries serve the Grand Strand from Murrells Inlet:

  • US Highway 17 Bypass: Your primary workhorse. Fewer traffic lights than Business 17. The Bypass begins in Murrells Inlet — meaning Woodlake residents hit its least-congested miles first, before anyone else joins heading north.
  • US Highway 17 Business: Parallel, closer to the ocean, more shops. Add 5–10 minutes vs. the Bypass on busy days.
  • SC Highway 31 (Carolina Bays Parkway): The Grand Strand’s true rapid-transit corridor — 65 mph, no red lights, six lanes. Via Hwy 707 from Murrells Inlet: about 10 minutes to get on it; then northern Myrtle Beach in 20–30 more minutes.
  • SC Highway 707: Key east-west connector toward Conway and Hwy 31. Your primary route to Costco.

Smart local move: Run major errands before 9 AM or after 7 PM in summer. Use the Bypass over Business 17 whenever possible. Lean on Hwy 31 for any trip north of Surfside Beach. Fall through spring? A 15-minute trip stays 15 minutes.

Tidelands Waccamaw Community Hospital — Right Down the Road.

Your primary hospital sits at 4070 Highway 17 Bypass South, Murrells Inlet — 5–8 minutes from Woodlake Village. Open 24 hours with a full emergency department. For the core health needs of a 55+ population — cardiology, orthopedics, routine surgical procedures — this is solid regional care without a long drive.

Grand Strand Medical Center — The Region’s Highest-Level Trauma Care.

Grand Strand Medical Center in Myrtle Beach is a Level I Adult Trauma Center and Level II Pediatric Trauma Center — a 403-bed hospital with cardiac surgery, neurosurgery, and a certified Comprehensive Stroke Center. It’s 20–25 minutes away. For serious emergencies, that response window matters.

Urgent Care.

Multiple urgent care facilities operate along the Hwy 17 Bypass corridor — typically 5–10 minutes for anything needing same-day attention without full ER acuity.

  • Walmart Neighborhood Market — Hwy 17 Bypass, Murrells Inlet: 5 minutes, everyday staples
  • Publix — Hwy 707, Murrells Inlet: preferred by many locals for quality and deli; 5–8 minutes
  • Lowe’s Foods — approximately 3 miles, easy run
  • Costco — 12–14 miles via Hwy 707 to Hwy 31; a practical weekly or bi-weekly trip at 20–25 minutes
  • Trader Joe’s — Myrtle Beach area, 15–18 miles; worth the trip for specialty items

Restaurants — The MarshWalk and Beyond.

Murrells Inlet earned “Seafood Capital of South Carolina” through decades of doing it right. The MarshWalk — a half-mile boardwalk over the salt marsh — is home to eight waterfront restaurants. Here’s where savvy locals actually eat:

  • Drunken Jack’s — A MarshWalk institution. Locally sourced seafood, legendary she-crab soup, famous hush puppies, waterfront sunsets.
  • Wicked Tuna — Hook-to-plate freshness backed by their own fishing boat. Excellent sushi bar; consistently tops every “must-try” list.
  • Bovine’s — The upscale option: wood-fired steaks, brick-oven pizza, fresh seafood. Elevated without being stiff.

  • Dead Dog Saloon — Vibrant music scene, expansive menu, great for a lively night out.

Price ranges span the full spectrum — $10 seafood baskets at Creek Ratz to $40+ entrées at Bovine’s. Most MarshWalk dinners for two with drinks: $60–$120.

Road Improvements — Good News.

SCDOT launched a nearly $20 million infrastructure project to realign the confusing intersection cluster at Garden City/Murrells Inlet near Inlet Square Mall, funded by Horry County’s RIDE III program. Short-term construction headaches; long-term access improvement for everyone in the southern Grand Strand.

The former 500,000-sq-ft enclosed Inlet Square Mall — roughly 1 mile from Woodlake Village — is transforming into a 250,000-sq-ft mixed-use development under Paramount Development (approved by Horry County in late 2023). More dining, entertainment, and retail options within easy reach.

New Residential Construction Nearby.

D.R. Horton’s Haven View community — off McDowell Shortcut Road adjacent to Indigo Creek Golf Club — sold out 45 homes between November 2024 and January 2026, reflecting continued strong demand for the Murrells Inlet area. Additional residential proposals are working through Horry County planning.

Translation for Woodlake Village buyers: The area around you is actively growing — more services, more dining options, continued upward pressure on property values. It also means road construction and traffic adjustment over the next several years. Woodlake itself won’t change. Its surroundings will get busier and better simultaneously.
