Seasons at Prince Creek West sits inside the larger 2,700-acre Prince Creek master-planned community, tucked off Highway 707 in the heart of Murrells Inlet, SC — about 10 miles south of Myrtle Beach and 4 miles from the Atlantic Ocean. TPC Myrtle Beach Next Door — The Only PGA Tour Facility in South Carolina.

For buyers who rank golf access alongside beach access, Seasons has an argument no other 55+ community on the Grand Strand can make: TPC Myrtle Beach — the only Tournament Players Club facility in South Carolina — borders the community. The Blackmoor Golf Club, Gary Player’s signature design, is also within the Prince Creek community. And with 80+ courses within 30 miles on the Grand Strand, anyone moving here for golf is not going to run out of options.

Dustin Johnson Golf School operates at TPC Myrtle Beach. Living next door to a teaching facility that bears a major champion’s name is not a typical retirement community feature.

The HOA Is High — But Look at What It Includes.

HOA Fees.

The HOA fee at Seasons runs in the $300s to $400s per month depending on the specific home and plan — significantly higher than most Grand Strand 55+ communities. Verify the current amount directly with the HOA before closing; fees have trended upward over recent years. One 55places reviewer noted prices and HOA fees have “significantly increased” in recent years.

What the HOA Covers — This Is the Important Part.

This HOA fee covers substantially more than most. The full list:

  • Full lawn maintenance — mowing, edging, trimming, all of it
  • Lawn irrigation system operation and upkeep
  • Basic cable television
  • Phone service
  • Internet service
  • Home security monitoring with HTC — included, not optional
  • Weekly trash pickup
  • All clubhouse amenities — indoor pool, outdoor pool, Jacuzzi, fitness center, all courts, all studios
  • Access to Wilderness Park facilities
  • Full-time Lifestyle Director salary
  • Gated community operation and security

When you net out cable, internet, phone, lawn care, home security, and trash against a standalone cost to provide those services, the effective premium over a lower-HOA community narrows considerably. Run the actual math before assuming the higher fee is a dealbreaker.

Property Taxes.

Seasons at Prince Creek West sits in Horry County, where millage rates run slightly higher than Georgetown County to the south. For a primary residence assessed at 4% of market value, expect effective tax rates around 0.25–0.32% of market value annually. On a $450,000 home, that’s roughly $1,100–$1,450/year before exemptions.

The SC Homestead Exemption — Know This Before You Close.

South Carolina exempts the first $50,000 of fair market value from school operating taxes for homeowners who are 65+, totally and permanently disabled, or legally blind. Apply through the Horry County Auditor’s office after establishing legal residency. For the target demographic of a 55+ community, this is meaningful annual savings.

Insurance Note.

Standard homeowner’s policies in coastal SC often exclude wind damage — a separate wind/hail policy may be required. Pull the FEMA flood zone designation for any specific lot before making an offer. Lots backing to community ponds or wetlands warrant closer flood zone review.


Commute Times — Not Just Miles.

Seasons sits off Highway 707, which connects quickly west to SC-31 (Carolina Bays Parkway — 65 mph, no red lights) and east toward Hwy 17 and the beach corridor. The community’s position inside Prince Creek means you’re slightly more buffered from main road traffic than communities directly on Hwy 17 — quieter internally, but with easy access when you need it.

Golf cart note: The Publix at the Prince Creek shopping center is reachable by golf cart from Seasons without touching a major road — a genuine daily-life convenience. The internal Prince Creek trail network supports cart and bike travel between amenities.

Highway 17 Business through Murrells Inlet slows significantly in summer (mid-June through Labor Day). Prince Creek’s internal position off Hwy 707 gives residents a useful bypass — getting to SC-31 northbound without touching Business 17 is genuinely possible most days. For beach runs, summer mornings before 9 AM or evenings after 7 PM are the smart windows.

Tidelands Waccamaw Community Hospital — 8–12 Minutes Away.

The nearest full-service hospital is Tidelands Waccamaw Community Hospital at 4070 Highway 17 Bypass South in Murrells Inlet — about 8–12 minutes from Seasons. Open 24 hours with a full emergency department. Tidelands Health operates four hospitals and 70+ outpatient locations across the region. 88% of patients say they’d recommend Waccamaw (US News). For the everyday health needs of an active adult population — orthopedics, cardiology, routine surgery — this is solid, close-in regional care.

Grand Strand Medical Center — Level I Trauma, 25–30 Minutes North.

For the region’s highest-level emergency and surgical care, Grand Strand Medical Center in Myrtle Beach is a Level I Adult Trauma Center with cardiac surgery, neurosurgery, and comprehensive stroke certification. It’s 25–30 minutes via Hwy 707 to Hwy 31 north.

Urgent Care.

Multiple urgent care facilities operate along the Hwy 17 Bypass corridor — most are 8–15 minutes from Seasons — for same-day care that doesn’t require an ER.


Where Seasons Residents Shop, Eat, and Spend Their Days.

Groceries — Unusually Convenient for a Suburban Community.

  • Publix — Prince Creek shopping center, less than 1 mile; golf-cart accessible without touching a main road. Opened 2017 specifically to serve this corridor.
  • Walmart Neighborhood Market — 2–3 miles on Hwy 17 Bypass; 5–8 minutes
  • Lowe’s Foods — within easy reach on the Murrells Inlet corridor
  • Costco — 14–16 miles via Hwy 707 to SC-31; 20–25 minutes
  • Trader Joe’s — Myrtle Beach area; 25–35 minutes; worth the trip for specialty items

Restaurants — The MarshWalk and the Broader Inlet Scene.

Murrells Inlet’s MarshWalk — 8–12 minutes from Seasons — is a half-mile waterfront boardwalk with eight restaurants, live music most evenings, and the kind of sunsets that local residents never stop noticing. The favorites:

  • Drunken Jack’s — Locally sourced seafood, legendary she-crab soup, waterfront sunsets. The MarshWalk institution.
  • Wicked Tuna — Hook-to-plate freshness backed by their own boat. Best sushi bar on the MarshWalk.
  • Bovine’s — Wood-fired steaks and brick-oven pizza. Upscale without the stiff atmosphere.
  • Creek Ratz — Casual, raw bar, live music nightly. Perfect for groups and easy evenings.

Price ranges: $10–$18 for seafood baskets and casual plates; $35–$55 per person at Bovine’s or comparable upscale spots. Most MarshWalk dinners for two with drinks run $70–$130.


Development Watch — What’s Changing Around You.

Prince Creek Corridor — Continued Growth.

The Prince Creek corridor along Hwy 707 continues to attract commercial and residential development. The shopping center anchored by Publix is established, but adjacent parcels along the corridor are in active development cycles. More services and dining options are coming — which means more convenience, and incrementally more traffic on Hwy 707 over the next several years.

Road Infrastructure — The 31 Extension.

SCDOT’s long-discussed extension of SC-31 (Carolina Bays Parkway) south toward Hwy 707 and Murrells Inlet is an ongoing planning priority. If completed, this would dramatically reduce drive times from Seasons to northern Myrtle Beach and cut airport runs from 30+ minutes to closer to 20. Verify current status with SCDOT before purchase — timelines have shifted repeatedly.

Inlet Square Mall Redevelopment — New Mixed-Use Development.

The former Inlet Square Mall (roughly 4–6 miles from Seasons) is converting to a 250,000-sq-ft mixed-use development under Paramount Development. More dining, retail, and entertainment options within the broader Murrells Inlet trade area by 2026–2027.

For Seasons buyers: The community itself is complete and stabilized — no new construction within the gates, no developer presence, no construction traffic. What grows is around you, not inside your neighborhood. That’s a meaningful quality-of-life advantage over buying into an actively building community.

Is Seasons at Prince Creek West Right for You?

Seasons at Prince Creek West makes the most sense for buyers who:

  • Want resort-level amenities and are willing to pay $300–$400/month HOA to get them — knowing what’s included makes that fee look different
  • Prioritize golf access — specifically, TPC-caliber golf immediately next door
  • Want single-level living with a two-car garage on every home, no exceptions
  • Value a structured social life — a full activities calendar, a professional Lifestyle Director, organized clubs, and a community that actively facilitates connection
  • Want truly maintenance-free living — lawn, irrigation, cable, internet, security monitoring all handled
  • Are working with a budget in the $400K–$550K range for the home, plus comfort with a premium HOA
  • Value complete community status — no active construction, established neighbors, mature landscaping

Seasons is probably not the right fit for buyers who want the lowest possible carrying cost, prefer a quieter social scene with less organized activity, or are looking for new construction. It’s also worth noting — honestly — that some longtime residents report the community has become more closed off over time, with the gated nature enforced strictly. Know what you’re buying into socially, not just physically.

For the right buyer, though, there is no comparable alternative on the Grand Strand: a gated 55+ community with an indoor pool, a TPC golf course next door, a Publix reachable by golf cart, and the Murrells Inlet MarshWalk 10 minutes away.
