The Hidden
Waterway Gem
You’ve Never Heard Of.
87 homes. Tree-lined streets. Private boat docks on the Intracoastal Waterway. Briarwood is the quiet, established community that insiders love — and newcomers never stop raving about once they find it.
A Private Retreat in the Heart of Everything
Tucked just off Highway 17 on Myrtle Beach’s northside, east of the Intracoastal Waterway, Briarwood is one of the Grand Strand’s best-kept secrets. Developed in the late 1980s, this intimate community of just 87 single-family homes sits in the Briarcliff section — between 76th and 79th Avenue — surrounded by mature trees, winding streets, and the glistening waters of the ICW steps from your backyard.
What makes Briarwood unusual — and unusually desirable — is the combination of things you almost never find together at this price point: waterway access, private boat docks, established landscaping, and a genuine neighborhood feel, all within minutes of every convenience the Grand Strand offers. This isn’t a resort complex or a master-planned development. It’s a real neighborhood where people know their neighbors, walk their dogs along shaded streets, and end their evenings watching boats drift down the waterway from their screened porches.
The community sits adjacent to Briarcliff Acres — one of the northside’s most desirable established areas — and is within easy reach of Barefoot Landing, the Myrtle Beach Mall, Restaurant Row, and multiple beach access points. You have the quiet. You also have everything.
“The tree-lined streets wind around mature trees and give a feeling of being in the country — yet you are right in town. The pool and hot tub sit right on the Waterway with a beautiful view to watch the boats go by.”
Century 21 Barefoot Realty · Briarwood Community DescriptionWhat You Get — and Why It Holds Value
Briarwood offers something increasingly rare in coastal South Carolina: established, custom-built homes at a price point that still makes sense. Homes range from cozy 2-bedroom patio homes to spacious 3–4 bedroom waterway properties, most built in the 1980s with the kind of mature landscaping that newer developments simply can’t replicate.
With only 87 homes, inventory in Briarwood moves slowly and rarely. Many owners stay for decades. When something does come to market — especially ICW-facing homes with private dock access — serious buyers move fast. Be pre-approved before you start shopping here. The average is 86 days on market, but the best ones don’t last that long.
Education in the Briarwood Zone
Briarwood feeds into the Horry County Schools district along the Myrtle Beach school pathway — three schools from elementary through high school, all within easy reach of the neighborhood.
For families considering private options, Calvary Christian School and other Horry County private schools are accessible within a short drive. Coastal Carolina University in Conway — a major employer and cultural hub — is approximately 25 minutes west.
Your Backyard Is the Grand Strand
Briarwood’s location is one of its strongest selling points. You’re close to everything while feeling genuinely removed from the tourist corridor. Here’s what residents enjoy most:
Dining: From ICW Waterfront Tables to Morning Classics

Just Moved to Briarwood? Here’s Your Orientation
Whether you’re relocating from New Jersey, Long Island, or Charlotte — or you’ve been visiting the Grand Strand for years and finally made the call — here’s what you need to know in your first 30 days.
Your First 30 Days in Briarwood
- Connect with the HOA early. The HOA manages lawn maintenance, cable/internet, pool access, and community upkeep. Get on the email list from day one.
- Discover the waterway pool. It’s your most unique amenity — residents gather there regularly, especially on weekend afternoons. The fastest way to meet your neighbors.
- Memorize Hwy 22 & 31. These two routes are your shortcuts. Hwy 22 reaches Conway and inland; Hwy 31 (Carolina Bays Pkwy) moves you north and south without touching the beach traffic on 17.
- Walk Barefoot Landing in the morning. Arrive before the shops open. The waterway boardwalk stroll with coffee in hand is a Briarwood resident staple.
- Confirm your flood zone status. Many Briarwood homes are NOT in designated flood zones despite ICW proximity. Verify your specific lot early and price insurance accordingly.
- Transfer your SC driver’s license within 90 days. Required by law. The nearest DMV is conveniently located on Hwy 17.
- Know your hurricane prep. Some homes have roll-down hurricane shutters. Season runs June–November. Know your evacuation zone (most of this area is Zone B) and follow Horry County Emergency Management.
- Beach access near 79th Ave. The Arcadian Shores stretch is your closest, quietest public beach access — far from the boardwalk crowds and usually easy to park.
Is Briarwood Right for You?
Briarwood draws a consistent, specific resident profile. The community’s smaller scale, mature setting, and ICW lifestyle appeal most strongly to:
Retirees and empty nesters who want low-maintenance living without sacrificing space or privacy. The HOA handles the lawn; the pool is steps away; the waterway is in the backyard. This is what retirement on the Grand Strand looks like when you do it right.
Second-home buyers who want a real neighborhood feel, not a condo complex. Briarwood’s ~80% owner-occupancy rate means you’re surrounded by full-time residents — your property is in good hands year-round.
Boating enthusiasts and waterway lifestyle buyers. The Intracoastal is at your doorstep. Whether you’re a serious boater or simply love watching the traffic drift by from a comfortable porch, Briarwood puts you on the water without the flood insurance burden that larger ICW estates often carry.
Northeast equity-exporters. If you’re selling a $650,000+ home in New Jersey, Long Island, or Pennsylvania and planning to purchase in the $400,000–$500,000 range, Briarwood delivers the waterway lifestyle, the established neighborhood feel, and the coastal access you’ve been picturing — for a fraction of what it would cost anywhere along the Northeast coast.
