Stop Guessing.

Whether you’re placing your first dollar in Coastal Carolina or scaling a portfolio you’ve been building for years — the market rewards people who know it. We know it. And we’ve got the deal history to prove it.

There’s a version of real estate investing that works on paper — clean spreadsheets, optimistic projections, and a market that cooperates exactly as expected. And then there’s the version that actually happens. The HVAC that dies in month two. The contractor who disappears with the deposit. The short-term rental community that quietly amends its HOA policy twelve months after you close. The appraisal that comes in $40,000 below what the spreadsheet needed.

We’ve lived that version. 120+ flips across the Carolinas, active buy-and-hold positions, multi-family acquisitions, 1031 exchanges — this isn’t advisory work we do for clients while watching from a safe distance. It’s what we do with our own money. That changes the conversation entirely. Because when we tell you a number, we’re not guessing. And when we tell you a deal doesn’t work, we’re not being cautious. We’re being right.

We’ve Seen Every Type of
Investor Get Stuck.

The beginner, the out-of-state veteran, and the active local investor all face different problems in this market. After 15 years, we know exactly where each one tends to hit the wall — and how to get past it.

🌱

Just Getting Started

You know you want to invest in real estate. You don’t yet know where your first dollar should go, which strategy fits your situation, or how to evaluate a deal with any real confidence. We’ve been that person. We help you skip the expensive lessons.

✈️

Experienced Out-of-State

You know the numbers. You know the strategies. You don’t know this market yet — its neighborhoods, its rental dynamics, its builder relationships, its off-market channels. That’s exactly what we bring. You bring the capital and the experience. We bring the local edge.

📈

Already Active, Scaling

You’re in the market and it’s working. Now you want to do more of what’s working — or try a new strategy — without losing the discipline that got you here. We help you scale without losing your underwriting standards in the process.

The common thread: every successful investor we’ve worked with treats bad news as information, not catastrophe. They want the honest picture — cap rates, carry costs, realistic vacancy, deferred maintenance — not the optimistic version designed to close the deal. That’s the only version we know how to give.

“We don’t sell you on deals. We help you evaluate them — and sometimes that means telling you to walk away.”

Five Strategies.
Real Expertise in Every One.

We don’t dabble. Each of these is something we’ve done ourselves, with our own money, in this specific market. That’s the only reason we’re qualified to advise you on any of them.

Strategy 01

Fix & Flip

This is the strategy most people romanticize and most investors get wrong. The margins in fix-and-flip are real — but so are the ways they evaporate. Underestimated rehab scopes. Contractor delays that add carrying costs. ARVs that were optimistic when you underwrote the deal and look worse when you’re trying to sell into a shifted market.

Here’s what changes when you work with us: we’ve done 120+ of these across the Carolinas. When we walk a potential flip with you, we’re not estimating rehab costs — we’re pricing them. We have the contractor network to put a real number on every line item, including the one crawling under the house while we’re still standing in the kitchen. That’s not a talking point. That’s a phone call we make on the spot.

What we analyze: ARV based on actual recent comps, not optimistic projections · Full rehab scope with real contractor pricing · Carrying cost calculation including financing, insurance, taxes, and utilities · Exit strategy and market timing · Realistic net profit after all costs

Strategy 02

Buy & Hold

Coastal Carolina is genuinely one of the more compelling long-term hold markets in the Southeast right now. The migration patterns are real. The rental demand — both long-term and short-term — is real. The appreciation runway in certain submarkets is real. But “compelling market” and “compelling deal” are two different things, and confusing them is how investors end up holding assets that underperform for years.

We analyze cash flow the way it actually works, not the way it looks in a pro forma built to impress. Realistic vacancy rates. Actual property management costs. Maintenance reserves that reflect the age and condition of the asset. If the deal only pencils on perfect assumptions, it’s not a deal yet. We’ll tell you that — even if it means losing the commission.

What we analyze: Gross rent vs. realistic net operating income · True cap rate with conservative vacancy · Cash-on-cash return · Long-term appreciation trajectory by submarket · Rental demand drivers and tenant quality indicators · Exit multiple assumptions

Strategy 03

Multi-Family Acquisitions

Multi-family is a different animal. The due diligence is deeper, the underwriting is more complex, the financing structures are different, and the operational demands post-closing are on another level from single-family. Most agents who list themselves as “multi-family experienced” have sold a duplex. That’s not the same thing.

We bring actual underwriting experience to multi-family deals — unit-by-unit income analysis, expense ratio benchmarking, deferred maintenance assessment, rent-to-market comparisons, and a clear-eyed view of what the management reality looks like on day 91 after you’ve closed. And we have access to off-market multi-family opportunities on the Grand Strand that most investors simply never see.

What we analyze: Rent roll verification and market rent comparison · T-12 expense review and normalization · NOI, cap rate, and DSCR · Value-add potential and repositioning strategy · Management cost structure · Financing options for 5+ unit assets

Off-Market Deal Access

The deals that make the best returns rarely start on Zillow. They move through networks — quietly, quickly, and almost exclusively to people who are already plugged in. The distressed seller who calls their agent before they call a listing service. The investor looking to exit a position before it becomes public knowledge. The builder with an unsold unit they’d rather move off the books than reduce the price on paper.

After 15 years of active investing and brokering in this market, we’re in those conversations. That means when you work with us, you’re not competing with every buyer in the Grand Strand market on every deal. Some of what we bring you, only you will see.

Where off-market deals come from: Direct relationships with distressed sellers · Builder overage inventory before it’s listed publicly · Agent-to-agent pocket listings · Estate sales and probate situations · Investor-to-investor exits · Pre-foreclosure opportunities

Don’t Write That Check
to the IRS.

You’ve built equity. The property has appreciated. And now you’re looking at a capital gains tax bill that would make most people wince. Before you accept that as the cost of winning, let’s have a different conversation.

A 1031 exchange is one of the most powerful tools in a real estate investor’s arsenal — and one of the most misunderstood. Done correctly, it allows you to defer capital gains taxes entirely by rolling your equity directly into the next investment position. Your money keeps working. The tax event gets pushed down the road. And if you structure a lifetime of exchanges correctly, that bill may never come due at all.

Certified 1031 Exchange Specialists

Here’s What a 1031 Actually Does

Under Section 1031 of the IRS tax code, when you sell an investment property and reinvest the proceeds into a “like-kind” property within specific time limits, the capital gains tax on that sale is deferred — not forgiven, but deferred indefinitely as long as you continue exchanging.

The rules are strict: you have 45 days to identify replacement properties after your sale closes, and 180 days to close on the replacement. Miss either deadline and the tax comes due immediately. Which is exactly why having a specialist in your corner — not just someone who’s heard of 1031s — matters so much.

We’ve structured these exchanges ourselves. We work alongside qualified intermediaries, tax advisors, and closing attorneys who know the process cold. You focus on identifying the right next asset. We make sure the exchange is clean.

Who should be thinking about a 1031 right now:

  • Anyone sitting on a significantly appreciated investment property who hasn’t yet decided to sell — the time to plan is before you list, not after you’re under contract
  • Investors looking to trade up from single-family into multi-family without triggering a major tax event
  • Out-of-state investors wanting to move equity from other markets into Coastal Carolina’s growth trajectory
  • Retirees repositioning from active management properties into more passive investment structures
  • Anyone who sold an investment property in the last 180 days and hasn’t yet replaced it — the clock may still be running

One hard truth: a 1031 exchange cannot be set up retroactively. The qualified intermediary must be in place before the sale closes — not after. If you’re already under contract on a sale and haven’t set up the exchange structure yet, call us today. Not tomorrow. Today.

The Fundamentals Here Are
Genuinely Strong.

We’re not selling you on the market because we live here. We invest here because the fundamentals make sense. Here’s what we mean by that — specifically.

Migration & Population Growth

The Grand Strand continues to absorb significant inbound migration from the Northeast, Mid-Atlantic, and Midwest. This isn’t a short-term trend — it’s a structural shift in where people choose to live and work, accelerated by remote work flexibility that isn’t going away.

Rental Demand — Both Categories

Long-term rental demand is driven by relocators and workforce housing needs. Short-term rental demand is driven by one of the country’s most visited beach destinations. Both support income-producing real estate — with different profiles, different risk, and different management requirements.

Relative Affordability

Compared to the coastal markets people are migrating from — New York, New Jersey, Boston, California — Coastal Carolina still looks affordable. That gap has narrowed, but meaningful price differences remain. And the buyers coming from those markets have the equity to act decisively.

The Honest Caveat

Not Every Deal Works. Not Every Submarket Is Equal.

Strong market fundamentals don’t make every property a good investment. We’ve walked away from deals in this market — deals that looked good on the surface, in a market we believe in — because the specific numbers didn’t work at the specific price.

The discipline to say no is what makes the yes deals worth doing. That’s what we bring to every investment conversation we have. Not enthusiasm for the market — clear-eyed analysis of the individual asset within it.

“Strong market fundamentals don’t make every deal a good deal. Knowing the difference is the whole job.”

Advice From Someone
With Skin in the Game.

The difference between an investment advisor who invests and one who doesn’t is the difference between theory and scar tissue. We have both. We know what the projections look like when they go right and we know what happens when they don’t — because we’ve been holding the check in both situations.

When you work with us on an investment deal, here’s what that actually means in practice:

  • Deal analysis that starts with the downside, not the upside — we model the bad scenarios first and build confidence from there
  • Rehab cost estimates backed by real contractor relationships — not guesses, not ballpark figures, actual numbers from people who will do the work
  • Off-market pipeline access built over 15 years of active buying and selling in this market — some of what we bring you, you won’t find anywhere else
  • 1031 exchange structuring from certified specialists who have personally executed these — not just processed paperwork for clients who did
  • Honest market knowledge at the submarket level — not “the Grand Strand is hot” but “here’s why this block works and that block doesn’t”
  • Long-term perspective on every acquisition — we’re thinking about how you exit this asset before you’ve even closed on it
  • Access to our professional network — lenders who know investment deals, attorneys who know investor contracts, property managers who actually manage, and contractors who actually show up

Let’s Talk About Your Next Move

Whether you’re just figuring out where to start or you’re ready to scale a portfolio that’s already working — the conversation starts with a phone call. No pitch. No pressure. Just an honest look at where you are and what’s actually possible in this market right now.
